Housing in Korea - Types of Housing

Korea has various housing types. As many of you know, the traditional Korean house is called Hanok, and it is one of the representative architectural styles. In addition, there are various types of houses, and in general, there are apartments, detached houses, multi-family houses, and officetels. In the case of foreign students, they usually prefer school dormitories, gosiwons (goshitels), or studios.

Koreans mainly choose to live in apartments or houses.

An apartment is one of Korea's representative residential structures, and is also called a multi-family house. It is usually a building complex with buildings of various sizes, often found in cities.

A house is a detached house, usually found in suburban areas. Most of them are privately owned and boast a quiet and cozy atmosphere with parking and gardens in front of the house.

Gosiwons and goshitels are types of dwellings that offer small private spaces, and in most cases bathrooms and toilets are shared.

Gosiwons are usually located near subway stations or universities, and are popular with college students because they are cheap. A goshitel is similar to a goshiwon, but has more up-to-date facilities and is a bit more expensive, but offers more private space and a better environment.

Since gosiwons and goshitels are cheap, they are often used by international students and college students who want to reduce their living expenses. However, it can be inconvenient to live because personal space is limited, and there may be inconveniences when using public facilities or toilets.

Dormitories are one of the most popular housing types for international students. Most universities have their own dormitories.

You can move in to dormitories at a relatively low price, and because they are located near universities or schools, transportation and meals are convenient. In addition, most of the dormitories have good security with security guards stationed 24 hours a day, and they are equipped with common facilities and laundry rooms, making life convenient.

However, it is difficult to guarantee privacy in a dormitory because personal space is limited. Also, in the case of a dormitory run by a university, you must follow the rules of the dormitory and there may be restrictions such as restrictions on visits.

I have been living in a dormitory for 3 years, and although there are some inconveniences, I am satisfied. The location is close to the school and very safe for girls.

A studio is a type of small apartment, usually with a kitchen, toilet, and bathroom all in one room. It is a size suitable for one or two people to live in, and in most cases, because the price is cheap, many foreign students and others use it.

Studios are usually equipped with necessary furniture and appliances, so it is easy to move in, and utilities such as electricity and water are often included in the monthly rent.

However, since the living space in a studio is limited, it can be inconvenient to live because the kitchen and bedroom are overlapped. In addition, studio apartments may not be well soundproofed because there are few residents, and there may be security issues.

Overall, studios are a convenient type of apartment to move in as they are affordable and have all the necessary facilities, although living in a small space can be difficult.

The six representative types of studios are:

  1. Open type ( I recommend it to students who don't eat well at home.)
  2. Separate kitchen type ( recommended for self-sufficient students who are prepared to eat rice at home.)
  3. Separate veranda type ( Highly recommended for single students who are sensitive to outside noise or smell.)
  4. Separate kitchen and veranda
  5. Duplex type ( I recommend it to self-employed students who prioritize sexagenary cycle more than anyone else.)
  6. Two-room ( Two-room studio is useful for single students who want to live together rather than alone.)

Here are some things to keep in mind when signing a one-room contract:

  1. Check the rental agreement: Before signing a contract for a one-room apartment, you must check the rental agreement. A rental agreement specifies what you need to rent a studio apartment, such as rent, deposit, length of contract, and repair and maintenance responsibilities. It's a good idea to read the rental agreement carefully and discuss any ambiguities with the landlord to clarify.
  2. Deposit confirmation: When signing a one-room contract, the landlord can take a deposit. The security deposit is the money you keep to repay expenses such as rent and repairs after the contract ends, and it must be specified in the rental agreement. The deposit is usually equivalent to one month's rent, but it can vary depending on the area or circumstances, so be sure to check.
  3. Check the contract period: When signing a one-room contract, you must check the contract period. Generally, contracts are signed for one year, but short-term contracts are also possible. Be sure to check the contract period, and also check the terms and conditions for canceling the contract within the contract period.
  4. Check the condition of the studio: Before signing a contract for a studio, you should carefully examine the interior condition of the studio. Check the condition of walls, floors, ceilings, windows, doors, etc., and ask the landlord for repairs or replacements if necessary. Also, it is important to make sure that water, electricity and gas facilities are working well.
  5. Check brokerage fees: If you sign a contract for a one-room apartment through a broker, you may have to pay brokerage fees. Brokerage fees vary by region and brokerage, so be sure to check. Be careful not to pay unnecessary brokerage fees.

I hope you choose a suitable favorite house considering your conditions.
