Hey guys, I found a studio apartment yesterday! I'm going to share some great tips on finding a studio apartment in Korea. I had to find a house in a hurry this time, so I visited 6 real estate agents in 3 days and looked at many houses. I've summarized the experiences I gained during the process. Everyone, please look for multiple brokers! Each broker has different properties, and it is best to go to a broker near the area you want to live in. You can find out if they are trustworthy by simply talking to them. Also, if you tell the broker what you want in advance, you can save time looking at unnecessary houses. Also, if you want to find a good studio, you need to look for it in advance. For example, if you are planning to move in mid-February, many good houses will be sold out starting in mid-January. I recommend looking in advance starting in early January.
Most people go through a real estate agent when looking for a house, and the brokerage fee varies depending on the price of the house (deposit + monthly rent). If you search for 'real estate agent fee' on Naver, you can check the approximate amount through a calculator. By referring to this, you can get a rough idea of how much the brokerage fee is.
I recommend visiting the house at least twice before signing the contract. I checked the basic structure and location on the first visit. And on the second visit, I checked the interior facilities (for example, the condition of the lighting, the condition of the shower, whether the air conditioner was cleaned, whether the windows were damaged, etc.). And if there is a problem, ask the landlord to fix it before signing the contract, or make sure to include it in the contract through the agent!
